For homes, North‐ or East‐facing plots are traditionally preferred. North-facing is said to enhance wealth and career, East-facing promotes health and growth, while South-facing plots can be challenging (remedies like placing the main door in the East or North can help). West-facing plots are generally acceptable for service or support roles. Vāstu considers the North‐East the most auspicious zone (for meditation/prayer), so the built area is often pushed to the South‐West, leaving the North‐East relatively open.
Avoid negative neighbors — no cemeteries, graveyards, liquor shops, crematoriums, junkyards, or heavy factories adjacent to the plot. A peaceful, green environment is best: look for healthy trees and open spaces. A natural water body in the North or North‐East (e.g. a pond or well) is auspicious, as are tall trees or slight rise in the South/West providing stability. Conversely, avoid large boulders or thorny "negative" trees on the North/East side. Ensure good airflow and sunlight from the East and North.
Roads: Ideally, roads should approach the plot from the North or East (or touch the North‐East corner). Roads hitting the South‐West or cutting across the South/East side are considered inauspicious.
Check soil quality: fertile, sandy‐loam soil is best. Avoid black cotton soil (holds water, causing dampness) or very rocky/loose soil. Test the land for any bad smells (e.g. of decay or sewage) — a "sweet-smelling" plot is preferred. Ensure the land drains well: low spots should be towards the North/East (for water to flow out), and any slope toward the South/West should be slight.
A square or regular rectangle is ideal. Vāstu texts note that equal length and breadth (a square divided into the 9‑grid "Vāstu‑Puṛuṣa" layout) promotes balanced energies. Rectangle plots with a 1:2 length-to-width ratio are generally good, especially if the long side runs North–South.
Avoid irregular forms: triangular, circular, or L‑shaped plots disrupt Vāstu energy. For example, triangular plots are linked with fire hazards, and oval plots are said to bring misfortune. If you already own an irregular plot, consider professional remedies (filling cuts, planting trees) or re-drawing boundaries to "square it up."
Ideally the land should be flat. If there is a slope, Vāstu recommends it fall slightly toward the North or East. (Some traditions say a gentle slope to the Southwest/West corner is OK — the key is no steep declination.) Vāstu notes that a Westward slope may cause conflicts or health issues, so avoid sloping significantly toward the West. Also ensure the plot is even: concave or convex irregularities (like a "turtle" shape or drum shape) are inauspicious.
Prefer a plot that is a bit higher in the South/West (for stability) than the North/East. Manasara explicitly says a ground "elevated towards the south and towards the west" is auspicious. Modern guides agree that slight NE elevation or flatness is good, but in practice avoid flood‐prone low-lying areas in the North. Where possible, ensure the plot's highest corner is in SW, sloping gently down to NE for water collection.
The main door is the "gateway" for energy. It should be north, east or north‐east facing. The doorway should be large, made of good wood, and open inward (clockwise when viewed from outside). Avoid placing heavy objects or water elements (like fountains) directly outside the main door. The entrance should be well-lit and welcoming. (Many Vastu scholars advise not to paint the main door black or put clutter/utility items at the threshold.)
A puja or meditation space should be in the East or North-East corner of the house. These directions are considered sacred, and facing East while praying maximizes positive energy. Keep this space clean and avoid placing heavy storage above it.
Locate the living room in the North, East or North-East part of the home. Keep it clutter-free; this room makes the first impression for guests. Heavy furniture or TVs should be placed in the West or South-West side of the living room, leaving the East/North areas open. Arrange seating so people face East/North when sitting; avoid blocking the room's natural flow. If you must have appliances (TV, stereo), put them in the South-East sector. Mirrors on the North wall can help expand the space.
Vāstu designates the house's center (Brahmasthan) as holiest. Keep this area empty and obstruction-free. No walls, heavy beams, pillars or toilets should occupy this central zone. A central courtyard or skylight is often placed here to allow light/air circulation. Avoid building anything (not even a staircase or large cabinet) in the exact center.
The kitchen correlates to the fire element. South-East corner is ideal for the kitchen. If SE is unavailable, North-West can be a second choice. The stove/gas range (Agni) should be placed in the SE part of the kitchen, with the cook facing East while cooking. Keep sinks and water taps in the North or North-East of the kitchen (balancing fire and water). Do not place the kitchen in the North-East or South-West corners. Ideally, the kitchen door should open to the East or North and allow good ventilation. (Don't position a toilet or bedroom directly above the kitchen, as conflicting energies can arise.)
The dining space can be in the East or West side, usually adjacent to the kitchen. East of the kitchen is fine, or West if kitchen is in SE. Keep dining clutter-free and well-lit.
Master bedroom is best in the South-West corner. The head of the bed should point South or West (never North). Avoid placing the bed under a beam or directly under a window. Do not locate any bedroom in the North-East (the most spiritual zone) or South-East (fire zone). Use calm, earthy colors and avoid mirrors or televisions directly facing the bed. For children's bedrooms, East or North-East is acceptable (promotes learning), or West for older students.
As per Vastu, West or North-West zones are ideal for bathrooms. The toilet pan (commode) should face North or South when in use. Do not place toilets in the North-East corner (sacred) or South-West corner. Also avoid building a bathroom above or adjacent to the kitchen, puja room or center of house. Water drains (floor slopes) should point East or North. Keep bathroom doors and windows in North or East walls if possible, and maintain bright, light colors to neutralize negative energy.
If your house has a staircase, Vāstu advises locating it in the South or West portion (never in the center). Avoid overhead water tanks or heavy storage in the North-East (place tanks in the North or West) and avoid lowering heavy objects from the North (underground water tanks in NE is good, overhead in West).
Before Vastu, always verify title deeds, plot boundaries and building permissions. Irregular cut‐outs, missing corners or easements can upset any Vastu formula.
Never buy a plot with a graveyard, crematorium, hospital or electrical substation on or near it. Avoid empty well/open drain at entrance or center of the plot.
Avoid roads leading directly into the plot's corner from West/South (these corners are "Vastu dosha" zones). Check utility lines and poles — tall obstructions to the North/East can block energy.
Keep the house's weight balanced — do not load one side with too many floors while leaving the opposite side empty. A flat roof or terrace in North-East and heavy structures (storeys) in South-West is ideal.
Never build over the Brahmasthan (center). Avoid overhead beams or underground pits in the center.
Don't put the toilet directly above/below the kitchen or puja room. Keep plumbing leak-free and maintain good hygiene to prevent negative "water" energy.
A common mistake is buying a sharply sloped western plot. Ensure any slope runs towards NE (drains away). Standing water or basement water in SW is especially harmful.
If something feels "off" standing on the land, investigate further. Vāstu also speaks of subtle signs (puddles, termite mounds, rotten trees, stray animals, winds) as warnings.
